Sharing Spaces, Inc. – Shared Housing Services (SHS)
With our unique Shared Housing Services each tenant will sign their own lease with the landlord. We work with property owners and property management companies along with prospective tenants to formulate shared housing arrangements whereby each tenant signs an individual lease for a room or shared room within an apartment or house. We have created specialty leases designed for our SHS.
There is significant demand from tenants for this housing model. If a Landlord chooses to have apartments utilize the SHS long-term, ideally a unit will have very little vacancy cost.
We have subleased several apartments since 2019 and we have seen the following benefits:
1. As one tenant moves out, a new tenant is typically ready to take the open spot
2. Apartments typically do not go fully vacant = reduction in lost rents in between tenants
3. Ease in increasing rents as individual tenants move out
4. Higher deposits, optional (2X rents)
5. No need to repaint or replace carpet in between tenants
6. Upon move-out, each tenant will pay a cleaning fee, plus a carpet cleaning fee, if applicable.
